Let’s say you have a house with a bathroom that looks like this and other rooms that are similar condition:
Now, with upgrades like these, it is easy to see that she could reasonably expect to sell the house for full market value in Omaha, especially one in a good part of town (this one was in District 66). In this case, the house sold for $320K. This now becomes our ARV (After Repair Value).

Let’s say your house has 4 bathrooms with the classic color schemes of: Avocado Green, Harvest Gold, Pepto Pink, and Baby Blue. The kitchen needs everything replaced, the hardwood floors need redone, and the house needs painted inside and out. There are also plumbing and electrical repairs needed and some concrete work and landscaping. After contractor estimates, add it all up and the cost of the remodel is $100,000.

I have a lot of respect for skilled Do It Yourselfers. I have been involved in remodeling properties for a long time, and I still suck at doing it myself. But, if you are skilled and have the time and interest to do some/all of it yourself, you can save a lot of money! Just make sure you consider everything involved before starting demo.
